Housing Starts up 14% year-over-year for July 2017, up 4% month-over-month; 18,160 apartment starts in Canada for July; 7,168 for Ontario

An August report from CMHC has July 2017 housing starts up year-over-year and month-over-month across Canada. In Ontario, July was more neutral, with year-over-year starts up 3%, while month-over-month starts dropped 2%.

In apartment housing starts, overall Canada starts were still up 10% month-over-month and 13% year-over-year. In Ontario even though apartment starts were up 2% month-over-month in Ontario, but down 7% year-over-year.

Total housing starts by Province year-over-year

CMHC data shows increases in total housing starts to 18,815, up from 16,497 year-over-year. Only Manitoba and Saskatchewan were down on a year-over-year basis:

  • Newfoundland up to 157, a 65% increase year-over-year
  • Prince Edward Island up to 78, a 152% increase year-over-year
  • Nova Scotia up to 384, a 15% increase year-over-year
  • New Brunswick up to 196, a 100% increase year-over-year
  • Quebec up to 3,249, a 31% increase year-over-year
  • Ontario up to 7,168, a 3% increase year-over-year
  • Manitoba down to 399, a 37% decrease year-over-year
  • Saskatchewan down to 418, a 2% decrease year-over-year
  • Alberta up to 2,846, a 33% increase year-over-year
  • British Columbia up to 3,920, a 19% increase year-over-year
  • Total 18,815, up from 16,497, a 15% increase year-over-year.

Total housing starts by Province month-over-month

When comparing July 2017 to the previous month, CMHC data shows increases in total housing starts to 18,815, up only slightly from 18,160. On a month-over-month basis, four provinces — Prince Edward Island, Quebec, Ontario, and Manitoba were down — although Ontario was only marginally down by 2%:

  • Newfoundland up to 157, a 38% increase month-over-month
  • Prince Edward Island down to 78, a 26% decrease year-over-year
  • Nova Scotia up to 384, a 92% increase month-over-month
  • New Brunswick up to 196, a 16% increase month-over-month
  • Quebec down to 3,249, a 6% decrease month-over-month
  • Ontario down to 7,168, a 2% decrease month-over-month
  • Manitoba down to 399, a 25% decrease month-over-month
  • Saskatchewan up to 418, a 1% increase month-over-month
  • Alberta up to 2,846, a 33% increase month-over-month
  • British Columbia up to 3,920, a 20% increase month-over-month
  • Total 18,815, up from 18,160 last month, a 4% increase month-over-month.

Starts by housing type: Canada

When comparing the different types of home, apartment and single-detached homes dominated the numbers, with Canadian totals for July 2017 at:

  • Single-detached: 6,511 starts, down slightly from 6,952 in June, up from 5,991 last year
  • Semi-detached, 1,185: up from 1,082 in June and 876 from last year
  • Row housing, 2,650: up from 2,404 in June and 2,124 from last year
  • Apartments, 8,499: up from 7,722 in June and 7,506 from last year

 

Starts by housing type: Ontario

When comparing the different types of home, apartment and single-detached homes dominated the numbers, with Canadian totals for July 2017 at:

  • Single-detached: 2,691 starts, down from 3,155 in June, down from 2,779 last year
  • Semi-detached, 302: up from 254 in June and 250 from last year
  • Row housing, 1,571: up from 1,367 in June and 1,144 from last year
  • Apartments, 2,604: up from 2,552 in June and 2,801 from last year.
