Canada's Condominium Magazine
Auberge on the Park, already one of the go-to condominium pre-construction communities, added to their already diverse collection of home styles with airy two-story lofts, large townhouses, and even expansive terrace suites.
Auberge on the Park is a meticulously planned community by Tridel, one of Canada’s best builders, with the nearly ideal mix of home choices and ammenities — suites from 538 square feet to 2,070 square feet — in one bedroom right through to 3 bedroom.
Surging popularity of new condominiums in Toronto
Auberge on the Park is ideally positioned to tap into the ongoing rise in popularity of new pre-build condos. Preconstruction condominiums became the go-to choice for many home-buyers, due to changes in preference towards vertical living — and the shortage of inventory for resale. Short commute time preference also factors in to the shift in preference to condo apartment homes. [See our previous story on the shift to vertical living>>] Tridel and Rowntree Enterprises are missing no detail in this community — taking advantage of a nearly ideal location.
One of the key reasons for the shift in preference to vertical living amongst prospective homeowners — not just first-time buyers — is to locate near transit and within short commute times of the workplace. Located in North York, close to the planned Eglinton LRT, Auberge on the Park is also a short hop to 401, Don Valley Parkway, Highway 404 and the Bayview Extension — almost all the critical arteries for commutes by car. Even in heavy traffic, the commute from North York to most workplaces is reasonable. It is very nearly commuting nirvana — at least in the context of the GTA’s current traffic realities.
Location, location, yes, location
Despite the popularity of preconstruction condominiums, one issue tends to be location. Although Tridel and other developers have strategically located in popular neighbourhoods, they are increasingly difficult to “find.” Auberge on the Park is one of those golden locations, already in demand with prospective home-owners, an ideally situated community surrounded on all sides by North York’s best neighborhoods and parks.
Auberge on the Park lives up to its name, snuggled up close to a network of parks that permeate the area:
- Sunnybrook Park, with its nature trails
- Don Valley Trail
- Serena Gundy Park Trail
- Toronto Botanical Garden
- Edwards Gardens
- Thorncliffe Park
- Flemingdon Park,
- Wilket Creek
- Windfields Park
- Lower Don Parklands.
Auberge on the Park is not all about parks and green spaces. The entire area is rich with diverse neighborhoods, street shopping, cafes, and boutique groceries. It is close to the prestigious Granite Club, with plenty to do nearby in the neighbourhood:
- Science Centre
- Evergreen Brickworks
- Toronto Botanical Garden
Family-sized? Check Pet-friendly? Check
The most significant shortage in condos is in “family-sized” condos. With detached homes mostly priced out of reach for families – and a growing preference for short commutes — the new target home for families is vertical.
Many of the suites in the announced Signature, Loft, and Townhome Collections are family sized, ranging from two-bedroom to three-bedroom plus den, and everything in-between. The lofts, of course, have bedrooms on the second floor. They range in size from:
- Signature Collection 1,333 to 2,071 square feet
- Townhome Collection 1,468 to 1,928 square feet
- Loft Collection 1,316 to 1,527 square feet
These sizes are ideal for families, the fastest growing niche of home buyers in the GTA. With amenities to include a pet amenity space, Tridel has obviously planned for real-life needs.
Amenities — just right, and nicely green
Topping the list of amenities is a “Central Community Park.” Many condominium communities have show-off amenities and unnecessary facilities. Auberge on the Park is clearly well-planned, with just the right mix of amenities. In keeping with the park-theme, the master plan includes a lot of greenery. Yes, you can tick off the popular lifestyle amenities, some of them quite luxurious, but there’s nothing frivolous here. They’re all nicely thought out:
- “Central Community Park”
- Outdoor swimming pool
- Whirlpool spa
- Outdoor cabanas and barbeques
- Terrace dining
- Yoga studio
- Spin studio
- Fitness centre
- Pet amenity space
- Party room
- Multimedia Room
- Private dining room
Of course, there’s concierge and really spectacular lobbies and common areas.
Beautiful design: noted architectural and design companies
“Ordinary” design would diminish such a prime location. The architectural elements and interior design treatments in Auberge on the Park are certainly beautiful and unique, with just the right amount of real-world common-sense. There’s no whimsical flights of fancy here, but at the same time, it’s quite memorable.
Built Green: Candidate for LEED Gold
As a Tridel project, Auberge on the Park will be an efficient, “green building” — built under Tridel’s “Built Green” mission. Auberge on the Park is pursuing Gold Certification for LEED, which carries great weight. [Information on LEED certification here>>]
Occupancy: Summer 2021
Auberge on the Park is designed for the deliberate, strategic condo homeowner. As a Tridel building, reliability and quality are big factors. Although qualified as a “tentative” occupancy date the goal of Summer 2021 is feasible, especially with Tridel’s expertise. Phase 1 is planned at 45 stories with 402 suites, ranging from 538 square feet to 2,070.
