Advice to the self-employed mortgage seeker: be prepared

Self-employed workers are viewed cautiously, not to say suspiciously, by mortgage lenders, who are guided above all by risk aversion. It’s a well-documented fact that the self-employed often have a harder time getting a mortgage than people who earn a regular pay cheque and have T4 forms on file. This is true in Canada, in the United States and in the UK, and probably in France and Germany and Italy as well. The British journal Mortgage Strategy complains that while the self-employed make up about 17 per cent of the workforce in that country, a number that is steadily rising, they account for just 10 per cent of mortgages.
